Technical Report: Water Damage Remediation and Balcony Restoration in a Three-Story Townhouse

This technical report provides an in-depth analysis of a recent project involving the remediation of water damage and restoration of two balconies in a three-story townhouse located in Orlando, Florida.

Problem Statement

The client reached out to us with a critical issue: both balconies on their three-story townhouse were exhibiting substantial damage due to persistent water intrusion. The damage not only posed potential safety hazards but also detracted from the architectural aesthetics and functionality of the property.

Objective

Our primary objective was to conduct an exhaustive assessment of the damage with our engineer at Sovanic, Inc., implement effective remediation techniques to repair the compromised sections, ensure adequate waterproofing to mitigate future damage, and meticulously restore the visual and structural integrity of the balconies.

Assessment and Remediation Plan

Our team at Sovanic, Inc. initiated the process with a comprehensive inspection of the affected balconies. We discovered that prolonged exposure to water, coupled with insufficient waterproofing measures, had resulted in the reported damage.

Following the assessment, we formulated a robust remediation plan. The plan prioritized safety and involved surgically deconstructing the damaged sections to prevent any additional compromise to the townhouse’s structural integrity.

Implementation and Restoration

As Certified General Contractor registered at the city’s building department, we filed the building permit. The restoration began with careful demolition of the water-damaged sections. Upon removal of these areas, we proceeded with the replacement process. The chosen materials matched the pre-existing structural components to ensure seamless integration.

To fortify the balconies against future water intrusion, we utilized high-grade waterproofing materials, providing a robust seal that exceeded industry standard requirements.

Once the repair and waterproofing phases were complete, the focus shifted to the restoration of the balconies’ aesthetics. We painstakingly replicated the original architectural design to ensure a cohesive appearance with the overall style of the townhouse.

Conclusion and Outcome

At the completion of the project, we had successfully restored both balconies. The final product demonstrated resilience against potential water intrusion and a seamless match to the original townhouse design. The client expressed high satisfaction with the outcome.

This project exemplifies our commitment at Sovanic, Inc. to delivering comprehensive, high-quality construction solutions that meet safety, durability, and aesthetic requirements. The project underscores the value of technical skill and precision in addressing unique construction and restoration challenges.
