A stemwall foundation is constructed by building masonry block or poured concrete walls on a perimeter footing, then filling and compacting soil inside the walls before pouring a concrete slab on top. In some designs, a crawl space is created instead of filling the interior.

Advantages of Stemwall Foundations in Florida:

  • Elevates the structure above grade, providing better flood resistance
  • Allows easier access to plumbing, electrical, and HVAC (especially in crawl space versions)
  • Provides stronger lateral support on sloped or uneven lots

Flood Resistance and Code Compliance

The Florida Building Code (FBC) requires that structures in flood hazard zones meet strict elevation requirements.

  • Slab-on-Grade: May not be permitted in FEMA-designated flood zones without additional elevation measures.
